Welcome to Summer Winds - we're happy you're here! Upon arrival, you will need to check in at the complex's main security gate to notify them of your arrival and pick up your parking passes & wrist bands. The parking pass will need to be displayed in the windshield of your vehicle and the wrist bands must be worn by all guests when using the common areas of the complex. A maximum of (2) parking passes will be issued if you will be arriving in multiple vehicles.
Although you must check in with security at the time of your initial arrival, if security is not present when entering or leaving the complex during your stay, please use gate code #4321 to enter/exit the property.
We use a keyless/SmartLock entry system which is located on the front door of the unit. You will have a time-specific code for your stay, which will activate at your check-in time (3:00pm) and deactivate at your check-out time (10:00am). Your personalized code will be sent to you via email (or text if you prefer), the morning of check-in.
While the condo won't be available for check-in until 3:00pm, if you arrive at the complex earlier in the day, feel free to enjoy the many property amenities until your check-in time begins. Grab some seats by the pool, which also offers changing areas and showers, or head down to the beach for some fun in the surf. Ginger's Cafe is a great place to grab a snack, or to get active, visit the indoor sports complex, which is located right across the parking lot from our unit.
Upon checking in, you will find the unit has been professional cleaned, the beds will all be made with freshly-laundered linens and bath towels will be located in baskets in each bedroom. (PLEASE NOTE: we do not provide beach/pool towels. You will need to bring your own - please do not remove our bath towels or linens from the unit.)
As a courtesy to our guests, we supply the basics to get you started on your stay. Each bathroom will have a roll of toilet paper and hand soap. The kitchen will be stocked with a roll of paper towels, dish soap, dishwasher detergent and a replacement trash bag.
Wireless internet is available throughout the Summer Winds complex at no-charge to our guests, and can be accessed using the following:

All guests and their visitors are required to observe and adhere to the following rules and regulations as established by Summer Winds Management. These rules are for your safety & protection and will be strictly enforced by our Summer Winds Security Staff. To enhance everyone's enjoyment, please be courteous to those around you.
NUMBER OF OCCUPANTS
The total number of overnight occupants allowed is (6) people. This number includes all guests - adults & children.
REGISTERED GUEST
A guest is one who occupies and controls a unit and is responsible for the activities therein. This occupancy, control and responsibility is granted either through a rental contract or is freely given by the unit owner, to the guest. Guests also include other members of a party of people or their visitors who occupy a unit under the same lease agreement (or private agreement with a unit owner). Guests are expected to follow the Summer Winds rules and regulations while adhering to the specific terms of their individual lease agreements. Guests and visitors are responsible for their children's behavior and for any damages resulting from their actions or that of their visitors.
FIRE SAFETY PROCEDURES
1. Immediately call 9-1-1 in the event of an emergency.
2. Call Summer Winds Security and provide your unit number.
3. Pull the nearest fire alarm box immediately.
4. Leave your unit and close the door behind you. Use the nearest marked exit stairway - do not use the elevators.
Do NOT assume someone else has already notified Summer Winds Security. Do NOT attempt to move your vehicle. Do NOT reenter the building until permitted to by the Fire Department.
Emergency phones are located near all pool areas.
PETS
Guests/visitors are NOT allowed to have pets in the units, on the grounds or in their vehicles at any time, including therapy and emotional support animals. We apologize for any inconvenience.
PARKING PASSES
Guests and visitors are required to have a mirror-hanging car pass. these are distributed by Summer Winds Security and must bear an expiration date, not to exceed 30 days from the date of issue. Passes may be renewed as needed.
VEHICLES
Unless Security has been notified and provides their approval, not more than a total of (3) vehicles per unit, whether owned/operated by guests or visitors, will be permitted in the parking areas at any one time during the period from April 15th through September 15th. During said period, vehicles in excess of three are subject to being towed at the vehicle owner's expense.
ELECTRIC VEHICLES
Summer Winds does not not have an electric vehicle charging station, and does not allow electric vehicle charging on the property. There is an EV charging station on-island located at 216 Islander Drive, Emerald Isle, NC 28594. Additional charging stations can be found off-island in Swansboro or Morehead City.
POOL RULES
There are NO LIFEGUARDS on duty at any of the Summer Winds pools. Guests and visitors swim at their own risk. Summer Winds Condominiums, Inc., Summer Winds Services, Inc. and Unit 119A owners will not be responsible for injuries sustained in or about our pools, deck areas or on the beach. Pools are for private use only.
Outdoor pool hours shall be from 9:00am to 11:00pm during the summer season. Indoor pool hours are 8:00am to 11:00pm during the summer season. See the Sports Complex for off-season hours.
Pool chairs and tables may not be reserved by covering them with towels or other similar items.
Diving and/or running and jumping from the side of any pool is a safety hazard and is prohibited.
Ball playing and the throwing of any objects is prohibited in the pool areas for safety reasons. Running or horseplay around the pool area is a safety hazard and is not permitted.
Adults should not swim alone. No one under the influence of alcohol or drugs should use the pools, hot tubs or sauna.
Anyone with a communicable disease, or skin, eye, ear, nasal or other infections cannot use the pools, hot tubs or sauna.
Pool rules are posted in all swimming areas and all walkways are to be kept clear at all times.
Children under the age of three should use the wading pool in "A" courtyard. For their own safety, children under age three are permitted in the large pools ONLY with a parent or grandparent physically present with the child in the pool. Children under age three and all others who wear diapers are required to wear approved swim diapers. If you do not have approved swim diapers, they are available for purchase at Ginger's Cafe and the Sports Complex.
A shower is required before entering the pools, hot tubs or sauna.
Floats and boogie boards smaller than three feet in length are allowed. No skim boards or surf boards are allowed in the pools.
Food and beverages may be enjoyed in the outside pool areas as long as unbreakable containers are used and all ABC laws are observed (see section below regarding ABC laws). No glass or glass containers are allowed in the pool, hot tub or sauna areas at any time.
Pool furniture may not be moved to the beach, grassed areas, private patios or the Sports Complex. Personal furniture or items must not be left in the common grassy areas.
Group pool parties are not permitted in the pools or pool areas except by special permission in advance from Summer Winds Management.
Management reserves the right to deny use of pools, hot tubs or sauna to anyone at any time for any reason.
SPORTS COMPLEX RULES
The Sports Complex hours shall be from 8:00am to 11:00pm during the summer season. Check with the Sports Complex for off-season hours and services.
The same pool rules apply for the Sports Complex pool. Food is not permitted in the indoor pool area. No glass or glass containers are allowed in the pool, hot tub or sauna area.
Reservations must be made for use of the tennis and racquetball courts. Racquetball courts may be reserved for one hour of playing time. Tennis court hours shall be from 8:00am to 11:00pm and courts may be reserved for one hour of playing time for singles and hone and a half hours for doubles.
Appropriate dress must be observed at all times on the tennis and racquetball courts. Black soled shoes are not permitted on the racquetball courts. Using the side of the building for basketball or tennis warm up is not permitted.
Smoking is not permitted anywhere in the Sports Complex.
ALCOHOL POLICY
Summer Winds common area property is ABC licensed, therefore "On-Premesis / Private Club" laws apply to the entire common area property, without exception. It is imperative that all owners, guests, renters, visitors and employees understand and abide by the law as it applies to Summer Winds. Homeowners and employees cannot knowingly allow ABC violations, and fines, penalties, liabilities and potential loss of license are not risks Summer Winds can afford.
ONLY persons 21 years of age or older are allowed to purchase, possess or consume alcohol on Summer Winds property. Purchases of beer, wine or spirits/liquors may be carried from the place of purchase, or your vehicle, to your unit by persons 21 years of age or older. Upon departure, they may also be carried from your unit to your vehicle.
Persons under 21 years of age must not be in possession of, or consume any alcoholic beverages at any time. Even on unopened container is considered a violation. Purchase of alcohol for underage drinkers is a criminal offense in the state of North Carolina. Under ABC law, being inside a unit, even under direct supervision of an adult offers NO EXCEPTION for a person less than 21 years of age.
Each adult may bring one opened or unopened alcoholic beverage from a unit and carry it onto common area property for consumption. This process may be repeated as often as desired, so long as no more than one container per adult is on common area property at one time. It is not permissible to maintain a "stock" of alcoholic beverages in a cooler or other storage means on common property, including a vehicle parked on common area property. Inside your unit or on the beach is not considered common area property.
NOISE
Televisions, radios, computers, audio equipment and any other musical instruments operated from a unit or unit balcony must be kept at a level that is not audible from other units. After 11:00pm any sound must be reduced so as not to disturb other guests. Security is required to strictly enforce this regulation.
TRASH
All garbage must be firmly secured in tied plastic bags before being placed in the trash receptacles located on the loading dock of each building. The garbage receptacles are for household garbage only. These containers are located as follows:
Bldg. A - west side of building in yellow dock area
Bldg. B - west side of building in yellow dock area
Bldg. C - east side of building in yellow dock area
Please do not place household trash in the grill area or beach access trash cans - place it in the designated receptacles described above. Flushing of non-biodegradable items (diapers, baby wipes or other flushable wipes, clothing, sanitary napkins, grease, cooking oil, etc.) through the sewer system is strictly prohibited.
LITTER
The community grounds and beach are not to be littered. Each person is responsible for disposing of his/her litter in the proper trash containers. Please help keep our complex and beaches clean!
DUNES / BEACH ACCESS
Access to the beach is only to be made using one of the (3) walkways provided. In order to preserve the dunes and protect beach property, North Carolina state law prohibits disturbing or picking of sea oats or other sand dune vegetation.
CLOTHING
Appropriate clothing must be worn at all times in the common areas of the complex. Proper swim attire must be worn when using the pool - cut off jeans as swimwear are specifically prohibited. The hanging of clothing, bathing suits, towels, or other apparel on outside clothes lines or over decks and railings is prohibited. NUDITY is prohibited in the common areas of Summer Winds or within units in a manner that is visible from the common areas or other units. "Nudity" shall include the exposure of male or female genitalia or buttocks, or the full exposure of breasts of females over five years of age, except for mothers in the act of breastfeeding. Excluded from this regulation is nudity in the common area locker or dressing rooms by members of the sex to which the room is limited.
HAZARDOUS MATERIALS
No guest shall use or permit to be brought into the condominium or storage closet any flammable fluids such as gasoline, kerosene or any other explosives or articles deemed hazardous to life, limb or property. FIREWORKS ARE PROHIBITED on Summer Winds property whether legal under North Carolina law or not. You may go below the high water line on the beach to discharge lawful fireworks.
SMOKING
Smoking is not permitted in elevators, stairwells, Ginger's Cafe or the Sports Complex. Please dispose of cigarette butts or cigars in the proper disposal areas. They are not to be disposed of on the grounds, walkways, bathroom floors, elevator floors or pool and access decks.
PLAY RULES
Ball bouncing, running and horseplay on the walkways, stairwells and within the units is prohibited. No ball playing or frisbee throwing is allowed in the courtyards or pool areas. Ball playing or frisbee throwing is permitted only on the highway side of the front lawn of the property or on the beach. For everyone's safety, there is NO throwing of any objects in the pool or pool areas.
INTOXICATED, DISRUPTIVE OR UNCIVIL BEHAVIOR
No person is permitted to be on or in any common are of the Summer Winds Campus in an intoxicated and disruptive state. As used in this rule, "intoxicated" is a condition where mental and physical function is substantially impaired by the use of alcohol or drugs, but "legal" intoxication is not required. "Disruptive" includes but is not limited to cursing or shouting at or otherwise rudely insulting others, speaking in an obscene or vulgar manner to others, grabbing, shoving, pushing or fighting others or challenging others to fight, blocking or interfering with traffic in the parking areas or driveways on campus, blocking or lying across or otherwise preventing or interfering with access to or passage across a sidewalk, walkway or entrance to a building or unit, or becoming unconscious or "passing out" in or on a common area as a result of intoxication.
All persons at Summer Winds will conduct themselves in a civil manner so as not to interfere with the reasonable use and enjoyment of the common areas and units by others. The following are violations of this regulation, but such listing is not exclusive:
1. Cursing or swearing in a loud manner that would be offensive to a person of ordinary sensibilities.
2. Speaking or gesturing in an obscene or vulgar manner to others.
3. Threatening another person on the Summer Winds Campus because of race, color, national origin, disability, religion, marital status, sex or sexual orientation.
4. Any un-permitted touching of another person.
5. Damaging another person's property or the common property under the jurisdiction of the Summer Winds Association.
No person at Summer Winds shall create a hostile environment for the employees of Summer Winds on the basis of race, color, national origin, age, disability, sex, sexual orientation, religion or marital status.
